  What Is a Condotel?

A condotel, or condo hotel, is a condominium unit inside a hotel or a resort operated like one. You own your unit outright, with a deed, and the resort's on-site rental program can rent it nightly for you – handling bookings, check-in, housekeeping and maintenance – and share the rental income with you. You tell the program when you want to stay and it rents the unit the rest of the time.

Each condotel sets its own policies: how rental income is split, which fees come out of it, and how much owners may use their unit. Orange and Osceola county rules generally cap owner stays in these resorts at 6 months a year, and an on-site program may set a lower limit for units it manages.   Condotel vs. Condo vs. Townhome

• Condotel – you own the unit; an on-site hotel-style program can run everything. The most hands-off option, usually with the lowest purchase price and the least income per unit.
• Condo – you own the unit; you choose a 3rd-party manager or self-manage. More control and often more income, but more decisions. See Orlando vacation condos.

Why buyers choose a condotel

• Little or no work: the resort handles guests, cleaning and repairs
• A lower entry price than a townhome or house
• Hotel amenities, front desk and brand marketing that keep units booked
• A simple way to own a holiday home from out of state or overseas

What to weigh first

• The rental program keeps a share of income, so net returns are usually lower than a self-managed home
• Owner usage may be limited, especially inside the on-site program
• Some resorts restrict amenity access or charge extra fees if you use an outside manager
• Fewer lenders finance condo-hotel units, so many buyers pay cash or need a specialist loan

  Can You Self-Manage or Use a 3rd-Party Manager?

At some condotels, yes. Several resorts on this page allow owners to self-manage or hire a 3rd-party company, but almost all attach rules – extra fees, check-in requirements or limits on amenity access.
