Aviana Resort is a 24 hour guard gated resort of Single/Multi Family Homes.  Aviana is a little more quiet of a resort than your typical resort home community as it has a unique mix of about half residents and half short term rental visitors.

About 50 acres of land surround the Aviana Resort in Orlando, which is close to the city's most popular attractions. With 188 single-detached homes currently built, the new section called The Reserve at Aviana is currently in development. 

Aviana was originally built and marketed as a vacation rental community, but now more than half of the homes in the community are either owned or used by their owners, while the rest remain available for short-term rentals.

The Aviana Resort is located off Hwy 17 in the Champions Gate area near Disney World. It is East of I-4 and South of the Ronald Reagan Parkway and is found in the 33837 zip code in Polk County.

Aviana Resort Owner Usage & Property Management

Aviana Resort owners may use their property 365 days per year if they so choose.  Owners may also rent their unit out for any length of time when not in use to generate income and/or to cover part or all of the owner fees.

There is no on site property management at Aviana Resort.  Owners may use a 3rd Party rental management to handle to reservations and the operation of their unit at Aviana Resort.

Residents and visitors alike can use the Clubhouse. The Aviana clubhouse staff is always available to assist in any way possible, from assisting with parking passes for guests and visitors to providing information about the homeowners association or recommending some of the area's best attractions.

There is plenty of room in the Clubhouse pool for swimmers and sunbathers alike to spread out and relax. New furniture, umbrellas, and shaded gazebos have been installed to keep everyone cool and comfortable when the Florida sun is at its peak.

Vacation Homes Available in Aviana Resort

The majority of the homes in Aviana Resort were built 2006 to 2016 by Park Square Homes. There are four to six bedrooms, a similar number of bathrooms, and between 1600 and 3000 square feet of living space in each of the houses.

The original Aviana homes all have their own private pool and lanai, whereas the homes in The Reserve at Aviana are only available as an option.

From your home at Aviana Resort you will typically have a trees/woods, greenbelt and/or water view. Depending on where your property is positioned, you may also have a fantastic view of the night fireworks from the theme parks!
