Yes. Aviana is zoned for short-term rentals, so owners can rent their home by the night or week through Airbnb, Vrbo or a rental manager, or rent it for longer stays. A short-term rental, or STR, is a home rented to vacationers rather than on a long-term lease. Many Central Florida neighborhoods do not allow it; Aviana does.

Aviana was built and marketed as a vacation-rental community, and today many homes are lived in by their owners while others are rented to visitors. Investors who want a calmer setting for guests, or the option to move in later, often like that mix.

  What Are Aviana Resort Homes Like?

Aviana homes are single-family houses with 4 to 7 bedrooms and about 1,500 to 3,600 square feet. The original phases were built from 2006, and the newer section, The Reserve at Aviana, added homes from about 2022. Most original homes have their own private pool and screened lanai; in The Reserve a pool was an option, so check each listing. Depending on the lot, views are of trees, greenbelt or water.
