  Why Buy a Vacation Condo in Orlando?

A vacation condo is the lowest-maintenance way to own a full-size holiday home near Disney. You own the inside of your unit, and the condo association maintains the building, roof, grounds, pools and clubhouse, paid for through the HOA fee. Most units come furnished, with a full kitchen and a washer and dryer, which is what families booking on Airbnb and Vrbo look for.

Most buyers use the condo for a trip or two each year and rent it to vacationers the rest of the time to help cover ownership costs. Unlike a condotel, you usually choose your own rental manager – or manage it yourself – which means more control and often more income.

  Condo vs. Condotel vs. Townhome

• Condo – you own the unit; you pick a 3rd-party manager or self-manage. Some resorts also offer an on-site program.
• Condotel – a condo inside a hotel or hotel-style resort, where an on-site rental program can run everything. See Orlando condotels.

In almost every vacation resort, the association maintains the exterior of condos and townhomes alike to keep a consistent look.

  How Much Can Owners Use a Vacation Condo?

It depends on the resort. County rules allow either up to 6 months a year or unlimited owner use, and an on-site rental program may set a lower limit for units it manages. The table above shows each resort's limit, and our list of resorts by maximum owner usage covers every property type.
