Condotels (condo + hotel) are properties that have on site management and provide turnkey services for you from booking your guests to providing housekeeping and maintenance. Each condotel will have different splits, fees and services provided to the owner. Participation in onsite management is for most properties optional and owners have the option to use a third party management company or handle it themselves via sites like Airbnb or Vrbo. The main reason for doing this is that the on site management does not have favorable splits, charges high management fees or simply does not do a good enough job keeping occupancy rates up.
When you opt to use a 3rd Party Management Company or Self Manage rather than utilizing the onsite management, there are generally restrictions in place that resorts require the owner to adhere to. These typically do not apply to the the resorts amenities since you are paying for those through your HOA fee.
Every condotel resort is going to have different policies and procedures and no two are going to be alike, but here are some restrictions that you may face if you do not use the on site management company.
Other restrictions may vary from resort to resort. Some resorts may charge you a fee to provide some of these services while others will charge you the daily resort fee that is normally charged to guests. Some resort buildings or amenities my be behind locked doors or gates. The resort may charge you for keys to access these.
Each resort is going to have a different policy and procedure. You will find that some resorts have a friendly 3rd party policy and will even work in conjunction with you while others have a hostile attitude toward outside or self management and can be outwardly rude toward your guests.
